Why to Avoid Making Comments During a House Tour

Shopping for a home is exciting or fun. As you walk through each property, it's natural to point out what you love and/or what you don't. However, one of the smartest things you can do during a house tour is keep your commentary to yourself until you've left the property.

Here's why: You Never Know Who's Listening

Many homeowners have:

  • Security cameras
  • Smart doorbells
  • Other smart home or recording devices

Even though people can’t record at open houses in all areas, it is safest to assume that your voice and conversations can be overheard. Casual comments such as "This is our favorite one so far" or "We'd probably pay the asking price" could unintentionally reveal valuable information that could hurt the buyer.

Likewise, criticizing a home's appearance or discussing your budget in detail while inside the property isn't the ideal situation. It's better to save those conversations for a private setting.

Protect Your Negotiating Position

Every piece of information you reveal can influence negotiations.

  • If the seller learns that you're emotionally attached to the home, they may feel less pressure to negotiate on price or concessions.
  • Announcing that you hate the paint color or flooring doesn't always strengthen your position, but it simply gives away your thought process.

Keeping your opinions private allows your real estate agent to negotiate from a stronger position using strategy rather than emotion.

Stay Focused on the Home

Instead of discussing the details during the tour, take mental notes or write them down after the tour. Focus on evaluating important aspects such as:

  • The layout of the home
  • Overall condition and maintenance
  • Storage space
  • Lighting
  • Neighborhood area and surroundings
  • Features that can and can and cannot be changed

This approach helps you make a more impartial decision when comparing multiple house properties.

Respect the Seller's Home

Remember that you're walking through someone's home. Even if it's a vacant home the sellers have most likely invested years of memories and effort to prepare it for sale.

Avoid making negative comments on the current owner or sellers decorations, personal belongings, and design choices while inside. Those elements are often temporary, but could have sentimental value or meaning to the homeowner or seller so respectful behavior is always appreciated.

Save the Discussion for After the Tour

Once you're back in your car or speaking privately with your agent, that's the perfect time to have an honest conversation.

It’s important to discuss:

  • What you loved
  • Any concerns you have
  • Potential repair issues
  • Whether you'd like to make an offer
  • A strategy for negotiation

Having these discussions privately allows your agent to give better advice without risking your possible negotiating position.

Overall

House tours are important to the home-buying process, but they're not the best place to reveal your thoughts. It is key to treat every showing as if someone could hear your conversation. By staying careful, you will  protect your privacy, preserve your negotiating leverage, and make more thoughtful decisions throughout your home search in total.
